48th Ward "Master Plan" Announced Alderman Osterman announced the launch for developing a Master Plan for the 48th ward.  The plan will determine what the ward will look like by the year 2020.  The alderman's goal is to engage as many 48th ward residents and businesses as possible in the planning process.  The launch meeting for the Master Plan will be at Senn H.S. on Thursday, February 23, at 7 PM.  More information is available on the Alderman's website at: 48thward.org/masterplan.

Proposed McDonald's Expansion The following information regarding an expansion of the McDonald's on Sheridan and Foster was received from the Block Club president on December 12.

Neighbors:

Please see the 2 attachments describing the upcoming renovation of the McDonalds at Foster & Sheridan.   The restaurant is simply asking for a special use permit from the city in order to expand its drive up from the current one window to two.

Additionally, the building will get a face lift / modernization and the parking lot will be re-painted and redesignated with re-surfacing for updated usage.

Last, there will also be additonal landscaping throughout.

While this does not lie within our CWBC boundaries, the alderman's office shared this information with us due to proximity of location.

Admiral Construction Update

A girder-signing ceremony was held the morning of October 13 at the new Admiral construction site, in what will be the building's large Gathering Room, to celebrate the topping out of the building construction at 31 floors. The 25-minute ceremony was hosted by the Admiral's president, and was attended by our Alderman and State Senator, the Block Club president, as well as many other organization representatives and future residents. The ceremony ended with a toast and the raising of the signed girder at 11:10 AM.

The projected opening of the independent living building is August 2012.

The tallest aspect of the new Admiral will be topped out on October 13th.

There will be a short ceremony beginning at 10:30 on October 13th for invited guests to
sign the final girder which will then be hoisted and put into place atop the 31st floor at 11:30am

He will be attending the ceremony and adding a signature on behalf of the Carmen-Winona Block Club.

I found out that the windows for the New Admiral are manufactured by Traco, the same company that manufactured the new windows for 5100.

Bovis has alerted me that they will be raising the tower crane this weekend. The work starts Friday night (8/5) and will be completed by Sunday night (8/7).

The following weekend (8/12) they will raise the east hoist (rear elevator).  And they will be getting the west hoist (elevator) raised and running by early next week as well.  Work hours remain the same, but expect to see the site active on Saturday and Sunday for the next two weekends.

Also, Com Ed has hired a company Intren that has started to complete the Com Ed feeds to the Admiral project. Intren started yesterday and will be in the alley the remainder of this week digging their trench, placing conduit, pouring concrete, and placing steel plates over the trench on a daily basis.
Their foreman stated that they will clean up the alley and be complete next Monday (8/8).
There may be minor delays especially with the parking lot for 930 Winona, but Intren will work cooperatively with folks to get everyone in and out of the alley.

Care for Real Food Pantry The local food pantry, Care for Real, has relocated to a much larger location at 5339 N. Sheridan to better serve our neighborhood.  They can use additional volunteers.  Their website is at http://www.careforreal.org/.

Additional Police Officers for Uptown Mayor Rahm Emanuel and Chicago Police Superintendent Garry McCarthy announced yesterday, June 12, the deployment of 150 police officers to districts throughout the city as part of a continued effort to improve safety in Chicago’s neighborhoods.  Our uptown neighborhoods in the 20th and 23rd Districts will be getting some of these additional police officers.  This will begin next Sunday, June 19, and will be permanent.

CAPS Meetings CAPS (Chicago Alternative Policing Strategy) is a way for neighborhood residents to work with local police to reduce crime in the community.  The police reports our District has the lowest crime rate in the city.  The meetings are on the third Thursday every even month at the Margate Park Fieldhouse at 7 PM and last about one hour.  The Fieldhouse is at 4921 N. Marine Dr.  If you see any suspicious activity in the neighborhood, please call 911 and report it.  You can do this anonymously.

North Side Community
Prosecutions Office Opens

The State's Attorney's office announces the reopening of the North Side Community Prosecutions office.  Previously this office and Assistant State's Attorney Joy Repella were a strong component of community policing in the area and we are very excited to see this resource return.  Community Prosecutions helped tackle chronic problems and offenders and provided a single point of contact for important cases as they worked their way through the Criminal Justice system.  The office is located at 5333 N Western.

5050 N. Sheridan Building Sold North Side apartment investor Horizon Realty Group paid $10.5 million for a 170-unit vintage apartment building at 5050 N. Sheridan Road. Horizon plans to spend another $4 million renovating the building’s common areas and apartments and on other improvements, says Chief Operating Officer Jeffrey Michael. “We think there’s a market for it in Uptown,” he says. “A lot of these vintage buildings are frozen in time and haven’t been updated.” The seller was Bowling Green, Ky.-based Chandler Property Management, which bought the debt on the 91-year-old building and then foreclosed on it

Somerset Place Proposal Now that Somerset Place has closed as a troubled mental health facility, Alderman Smith met with various block club representatives on March 31, 2010 to discuss what should be done with the property.  According to our block club president, Joe Trendl, it was suggested that the Somerset building be renovated to its original look and open as a rental building with retail space at street level.  This suggestion was approved by a ratio of 9 to 1 in an email survey of the block club residents.  Some of what Joe emailed regarding Somerset is below:

"WHAT SOMERSET WILL NOT BECOME:
· It will not be CHA
· It will not be a healthcare facility
· It will not be condominiums
· It will not be razed
· It will not be student housing
· It will not be a senior residence
· It will not be subsidized housing
· It will not be a school
· It will not be an SRO"

"There is nothing set in stone yet.
Any plan would incorporate retail at the street level, perhaps as "lobby shops style”. Holsten was responsible for making a very attractive deal to Francesca’s Restaurant in order to get the company to agree to establish a restaurant in the Belle Shore building.

The affordable rental concept would be attractive to those in the $35,000 to approx. $70,000 income range. Perhaps teachers, nurses, graduate students, anyone who has a desire to be in the area in a prominent building, close to public transportation and the lakefront.

Somerset would be a part of the larger plan to restore vitality to Sheridan Road and be part of the scope of the Sheridan Road Task Force in the quest to bring shops and services much needed and wanted by the surrounding communities.

Also, in an ongoing effort to better Sheridan Road and the properties it supports, look for work at the Castleman property across from Somerset on Argyle & Sheridan on the south side of the building. Work will be done on the gardens with raised planters, seating vignettes and water elements. We will try and provide for renderings of this work when available."

Sheridan Road Task Force
Meeting Notes

·      The Harold Washington SRO on the South West corner of Argyle and Sheridan is under rehab and will become a supportive apartment building with normal leases and normal units but will have programs for people to look for work, etc.

·      There will be a coming proposal to create a West Argyle Street Historic District that will go from the West side of Sheridan to the east side of Broadway. This new designation will provide new resources for the area.

·      The new butcher shop/deli on Carmen and Sheridan seems to be doing well but could use more neighborhood support. So buy some meat there!

·      The former laundromat at Carmen on the west side of Sheridan will become a daycare center by mid May, more details to follow

·      The Sheridan Grande Condos on 4848 North Sheridan Road is still not completely filled and they have warmed up to the idea of a restaurant on the 1st floor commercial space.
